Reservations
Check in is available after 4 pm for all guests. All guests must check out by 10 a.m. of their departure date. The check in will be direct to the home. A lockbox code will be issued 2 to 3 days prior to arrival. All keys must be returned to the lockbox at the same location. The guest will be assessed a $50 fee for keys not returned to the lockbox.
The reservation is for the term and total indicated in the confirmation letter
On all reservations 5 nights or less, a cleaning fee is added to the reservation. Cleaning fees are as follows:
- 3 Bedroom: $65
- 4 Bedroom: $75
- 5 Bedroom: $100
- 6 Bedroom: $105
The minimum rental age is 21. ID is required upon reservation.
Home Restrictions
Florida law restricts the number of occupants permitted to stay overnight in vacation homes. These restrictions are as follows:
- 3 Bedroom Condo: 6 persons
- 3 Bedroom Home: 6 persons
- 4 Bedroom Home: 8 persons
- 5 Bedroom Home: 10 persons
- 6 Bedroom Home: 12 persons
Please note that the authorities actively police this law and have the powers to spot- check homes at any time for infringement. In the event of higher occupancy than permitted you will be required to vacate the property. In this event there will be no refund of the rental payment
All of our homes are non- smoking properties. If you smoke we request that you do so outside. Please note that pets are also not permitted in our homes. If a pet has been discovered to have been in one of our homes, there is an automatic charge of $250 to cover carpet and upholstery cleaning costs. Should a pest control be needed, an additional charge will be added.
Pet Fees/Restrictions
The only exception to this is for service animals. (Pet deposit is required for service animals).
Please note that pets are not permitted in our homes and if it is discovered that a pet has been in a home, there is an automatic charge of $300.00 to cover the cost of professionally cleaning all carpets and upholstery. There is an additional charge should a pest control company’s services be required. If a pet is found in the home you will be asked to leave with NO refund. We do now have some homes that allow pets up to 15llbs. There is a $150.00 non refundable fee on all bookings for these homes.
Cancellations
- Up to 60 Days in Advance: A $45.00 administration fee will be charged. Deposit will be returned less appropriate credit card fee and admin fee
- 59 - 31 Days in Advance: Deposit is forfeited
- Less than 30 Days in Advance: Balance of vacation forfeited unless vacation can be rescheduled. Guest will pay any changes in rates for new vacation dates
- A minimum deposit of $300 is required for Easter and Christmas
- Admin Fees: 5% for all bookings will be added to your total cost
Properties
All homes will be supplied with bed and bath linens, as well as an initial supply of toilet tissue, trash bin liners and bath soaps. Additional toilet tissue, bath soap, paper towels, detergent, dishwasher soap, garbage bags and beach towels will need to be brought/purchased by guest.
Access to units by the management company and/or its designated contractors to perform necessary maintenance/repairs must be given at all times. Guests are not required to be in the home at the time of access and will be notified beforehand. Contractors will not access the home if minors are present in the home unattended. On some occasions, the rental home you are staying in will be on the market for sale. In this event, the owners reserve the right to allow showing by themselves or by agents to qualified buyers by appointments only. Guests will be notified beforehand
Guests must dispose of all trash in accordance with community rules and regulations, which will be noted in the property. All trash will be placed in tied bags and played full within the dumpster enclosures for condominiums or at the curb of the morning of the designated pick up for homes. In certain resorts a fine may be imposed if the bags are not placed in the designated area.
Pool Heat
Pool heating must be booked in advance of the arrival to be guaranteed. There is a daily charge of $25 for pool heat and $40 for pool and spa heat. Pool heating must be required for the entire length of your stay, and will not be available for only part of your stay. During the winter months, pool heaters will generally heat the pools to around 80 degrees Fahrenheit; however, if the temperature drops to 50 degrees or less, this temperature cannot be guaranteed as the pool heaters will not be very effective. In this event, NO refund will be given to the guests.
Other
Guests agree to pay Choice Vacation Homes, LLC, all costs, expenses and attorneys fees in and for the enforcement of covenants and agreements of this this agreement and of the enforcement of any rights and remedies afforded by Florida Statute.
Any damage made to the vacation home during the stay will be billed to the guest unless an optional damage waiver was purchased at time of reservation ($79). This waiver covers any accidental damages throughout the stay. More information can be found here
Ask us about travel insurance including trip cancellation, delay, interruption, baggage loss, medical, accident and more. This would include your entire party for the total cost should you need to cancel for any of the covered emergencies in the policy. Pre- existing conditions are covered, as long as the policy is purchased within 14 days of the initial trip deposit. See policy for full details.
